New research from leading property experts RPM Group has confirmed Walloon as one of the most affordable locations in Greater Brisbane to buy land, with Highland Walloon leading the way.
According to RPM’s Queensland land market analysis, the price of an average 375 square metre lot in Walloon is the lowest across major South East Queensland growth corridors.
In fact, Walloon lots are priced up to $287,000 less than comparable new land offerings in locations from Ormeau Hills on the Gold Coast through to other parts of Moreton Bay and the Sunshine Coast.
This relative affordability comes at a time when Greater Brisbane’s median house price has climbed above $1 million, adding pressure on buyers looking to enter the market or upsize without compromising on lifestyle.
RPM’s research also highlights the Ipswich region as one of the most active land markets in South East Queensland, consistently accounting for a significant share of new lot sales over the past 12 months.
This activity reflects a combination of population growth, infrastructure investment and comparatively affordable land prices. While land supply across Greater Brisbane is at historically low levels, Ipswich continues to play a critical role in providing new housing opportunities within reach of everyday budgets.
RPM also notes that the median cost of buying land and building a new home is still lower than median price of an established house in the Greater Brisbane region, highlighting the value on offer in new masterplanned communities such as Highland Walloon.
While the average size of a new lot has been falling, Highland Walloon is a rare exception with generous land sizes averaging around 500 square metres, compared with the typical lot size sold across SEQ of around 375–420 square metres.
Highland’s larger average lots give buyers greater flexibility to design spacious family homes, include outdoor living areas, or simply enjoy more breathing room — a key drawcard for lifestyle-focused buyers.
RPM’s outlook for the South East Queensland land market predicts continued demand driven by population growth and limited supply.
